1. If the tenant is unable to commence the agreed stay, he must notify the landlord immediately. However, he remains liable for the entire rent unless it is possible to re-let the property during the planned rental period. If the agreed rental period is not fully observed, the entire rent for the agreed period must nevertheless be paid. The provisions of the Swiss Code of Obligations apply with regard to early termination of the contract.

2. Half of the rent is due upon conclusion of the contract/booking of the apartment. The remainder is to be paid no later than two weeks before arrival. Any differences arising from the settlement of visitor's tax or extras are to be paid in cash on site during your stay.

3. The tenant must report any complaints regarding the rental property upon taking possession of it, otherwise it will be assumed that the premises and inventory were in the agreed, contractual, good condition.

4. The tenant undertakes to protect the rented premises and their contents from damage and to return them at the end of the rental period with all keys and accessories as listed in the inventory. Damaged or unusable items must be replaced by the tenant in cash and not in kind.

5. The tenant further undertakes not to cause any damage to the house, the flat or the inventory, to report anything that appears to be damaged or harmful to the landlord without delay, and not to sublet the rental property in whole or in part, i.e. the flat may only be occupied by the maximum number of persons specified in the contract.

6. Any damage to the house, flat or furnishings caused by the tenant shall be borne by the tenant. No objects that could cause blockages may be thrown into the toilets or drains.

7. Where this contract does not contain any special provisions, Articles 253 to 274 of the Swiss Code of Obligations shall apply.

8. The tenant acknowledges the house rules and grants the landlord the right to view the flat at any time or have it viewed.
